When Pittsburgh-based PNC Bank acquired control of home grown Riggs Bank last year, a major renovation and overhaul of an underutilized 30,000 square foot operations center in Riverdale, Maryland became a top priority for PNC. Having just completed the build-out of PNC’s first new branch in downtown D.C., Rollins-PCI Construction Company was PNC’s choice to get this critical job done.
As those familiar with the banking industry know, a bank’s Operations Center is the “nerve center” of the entire bank operation. It has a direct impact on the profitability, security and productivity of the bank. In addition, the PNC Operations Center houses its Call Center that is essentially “the voice of the bank” to its customers. Therefore, an office renovation project around such a critical infrastructure presents a unique set of security and operational challenges to the general contractor. Only a highly experienced and capable general contractor can meet these challenges. Rollins-PCI Construction Company is that general contractor. Rollins-PCI Construction Company rose to the occasion, confronted all challenges head on and excelled on the project through completion.
The construction plans for this project called for Rollins-PCI to create a “building within a building” since, for security reasons, the bank’s critical operations had to continue to function completely independently from the rest of the building. Even separate and distinct electrical and mechanical systems were required for the critical operations and the rest of the building. In addition, selective demolition in an extreme “no dust” environment was required to maintain pristine conditions within this vital area where multi-million dollar equipment operated. In order to avoid any disturbance to this sensitive equipment, Rollins-PCI Construction’s skilled in-house carpenters used the precision of a surgeon to get the job done right. In addition, for greater quality control, the balance of all framing, drywall and general carpentry work was not outsourced to a subcontractor but performed by Rollins-PCI own substantial in-house team. Adding to list of challenges, many phases of the project had to be completed during off-hours so as not to disrupt the working environment of the PNC staff that was functioning in the building during the entire construction period. Finally, at the outset of the project, a sale of the building forced PNC to ramp up the completion schedule requiring Rollins-PCI to mobilize its own forces with those of their trusted sub-contractors to complete the project on pace with a revised schedule.
In the end, Rollins-PCI Construction Company drew upon their nearly 20 years of construction experience in the financial services industry to trim valuable time off the schedule and substantially reduce the cost of the overall project to the client.
